Covid-19 Cleaning Fee of $100… Due to the heightened requirement for the protection of our guests, we are taking extreme cleaning measures before each arrival. Extra disinfection precautions of contact surfaces, complete removal and washing of all bedding down to the mattress, including the blankets.

In Hale Manu we allow up to two children 12 and older (Our guest houses are not designed for the safety of younger children) and we allow up to four guests maximum. Hale Ulu Lulu is for adult singles, and couples only (2 person maximum). Sorry, we do not make exceptions to these policies.
We prefer personal or corporate checks, cashier’s checks as well as money orders. (All payments must be made in US Dollars) If you prefer to pay by credit card you can do so via Paypal (you do not need to have a Paypal account – we will send you payment instructions) For reservations made within 15 days of arrival payment is via Paypal only please. Please note: Until confirmed, rates are subject to change.
Three night minimum. Please note that we only offer two-night reservations when they fit in with other bookings. Also, we add a cleaning fee and Hawaii State Tax. If the above information is too confusing or, for available dates past those listed above, please contact us. Mahalo.
Please contact us to request availability of your desired vacation dates. We operate on a “first come, first served” basis. We are very good about checking email several times daily. Please use the word “availability” in the subject line.
Check in time is anytime after 3:00 PM on the day of your scheduled arrival and check out time is at 11:05 AM on the day of your scheduled departure. Our housekeepers are usually scheduled at 11:15 AM on the day of departure to prepare for the next arrival. If you require a different check in or check out time, we may be able to accommodate you depending on availability, however, it must be arranged in advance. Please let us know if you are arriving after dark, we are happy to leave the lights on for you.
Policy on Reservations and Booking
The following policy applies to both guest houses:
For arrivals within 30 days of a reservation, we collect 100% of the rental fee along with your signed rental agreement within 4 days of taking your reservation. (We allow up to 5 days if you are mailing your documents and payment). For reservations made more than 90 days in advance, we collect a 50% deposit along with your signed rental agreement within 4 days of taking your reservation. (we allow 5 days if you are mailing your documents and payment). The balance of your rental fee is due 30 days before your arrival date. (Please see our cancellation policy below).
Once you have indicated that you would like to book our guest house, we will email our rental agreement and payment information to you. You will have 4 days to scan and email to us (we allow 5 days via regular mail – please email us that it has been mailed) along with your payment due. If we have not received the signed Rental Agreement and payment due within the 5 day period, we reserve the right to cancel your reservation.
We charge appropriate state taxes and fees. Currently these are the General Excise Tax (4.166%), the Transient Accommodation Tax (10.25%) and the Maui County Transient Accommodation Tax (3%) all totaling 17.416% of the total rental amount owed.
MORE THAN 30 DAYS FROM YOUR ARRIVAL RESERVATIONS MAY BE CANCELLED FOR A FULL
REFUND OF ANY MONEY COLLECTED MINUS A $50 SERVICE FEE.
Due to the Covid-19 concerns we are asking future guests to purchase Trip Insurance. We are able offer refunds for more than 30 days prior to arrival. If we are not able to provide accommodation or if quarantine restrictions affect your stay, due to Covid-19, then we would offer a full refund. You should know by 30 days prior to arrival, however if the situation changed closer to arrival, due to Covid-19 we would issue you a refund. If you booked through VRBO or AirBNB, their service fees may or may not be refunded .. .they keep updating their policies relating to their service fee.
LESS THAN 30 DAYS FROM YOUR ARRIVAL DATE:
(OTHER THAN THE COVID-19 EXCEPTIONS MENTIONED ABOVE)
You are liable for the entire fee indicated on the Rental Agreement. If we are able to re-book all of the days coinciding with your cancelled reservation, we will return the corresponding rental amount to you minus a $50 service fee.
If it takes several short bookings to fill your reserved dates, then the nights that we can rebook, will be refunded minus an additional $60 cleaning fee for each additional cleaning needed to rebook your reserved nights. For example, if your reservation was for 6 nights and it took 2, three night bookings to fill those dates, then there would be an additional 1 cleaning fee of $60 plus the service fee of $50. Your refund would be your full amount paid less a total of $110 fee in this example.
We highly recommend Travel Insurance issued by a reputable insurance company. Bookings are not guaranteed until payment has been received and processed by us and, until then, are subject to change or cancellation for any reason. Please see our Rental Agreement for further details and information on our rental policies and owner’s liability.
COVID-19 Deep Cleaning Cleaning
Your guest house will be thoroughly cleaned before your arrival and in the condition you would find a fine hotel room. You are required to leave the guest house in generally the same condition as when you arrived. Three hours of cleaning is included in the cost of your rental. Any excess hours spent cleaning by our housekeepers may be charged to you at the rate of $30 per hour.
No pets, no smoking inside the houses, no parties or excessive noise are allowed in either house. The Guest Houses are for the enjoyment of registered guests only. Hale Ulu Lulu is for adult couples only (two person maximum). In Hale Manu, we allow up to two children 12 and older. No exceptions are made to these policies.
Confirming your reservation with us…
Once we have responded to your inquiry for available dates and you have indicated that you would like to make a reservation, we will send you a Rental Agreement to sign. This will include the dates of your stay, the total rental amount including applicable taxes and instructions on making your payment when it is due. When we have received your signed Rental Agreement and processed your payment (if it is due at that time), your reservation is confirmed and you can stop dreaming about paradise and start packing!
